Sometimes you end up where you never imagined.

Would you Start Small or Create the Canine Gym of your Dreams?

At first I thought I could get going with a 500 square foot space. I found a garage to remodel.

But the road out front was going to be under construction for at least 6 months. Did you know you can check with your local county or DOT (department of transportation) to see if construction is on the calendar? I moved on. What about talking with local veterinary hospitals to use their space. Not one veterinarian in my area had even a small room available; they’re bursting at the seams. I moved on.

Talk to Potential Neighbors before Leasing!

I found another space. It wasn’t in my Dream City of Golden, Colorado. But the rent was do-able and I could bicycle to work. I made a point to meet the tenants in this shopping center.  Unfortunately they were less than flattering with regards to the leasehold maintenance by the Landlord. Several tenants said the Landlord knew the roof continued to leak; one even said there was a fire due to faulty wiring. I moved on.

A Gym for Dog, Cats and Horses?

Are you offering rehabilitation and/or conditioning for dogs only? Alligators? Will you see only agility dogs? I work with dogs of all life stages from puppies to adults to seniors. Performance, conformation and working dogs make up a large part of my Rehabilitation & Fitness practice. I also work with hunting and service dogs. The occasional cat comes in as well.

I used to work with race and performance horses but they won’t fit in the door of my new facility. A veterinarian I recently reconnected with at the North American Veterinary Conference works with dogs but also provides rehabilitation and conditioning services for the top show cattle in the eastern USA. What’s your target client?

 Will you Work All Day and Weekends?

Before starting the search for a lease space I knew I wanted to invite one specific veterinarian to join me. The benefit? We can offer our services to both of our clients as well as our new clients without having to work night and day. It’s nice to start out knowing balance of personal & work time will be a reality.  I’m excited to say she agreed!



42 pages? Are you kidding? Do you know what triple net is? Did you know that Landlords will often pay for re-keying the doors? Painting? Additional improvements? Repairs? They may even defer rent for several months although NNN will still be paid. Negotiation is the name of the game. Be sure what you negotiate is written in the lease. And often having a good working relationship with an honest Landlord is more important that a few pennies a month.
